Sliema remains Malta's most expensive locality for property and the price gap between it and Gozo is widening. Sliema's position at the top of the national market is long established. The locality sits on the northern harbour front, has dense retail and dining options and draws strong demand from local buyers and foreign residents alike.

That combination keeps prices high and competition for available properties intense, particularly for apartments with sea views or close access to the waterfront promenade. Gozo has traditionally offered lower entry prices than mainland Malta, attracting buyers priced out of Sliema and other high-demand areas. Gozo draws a buyer base whose priorities and price sensitivity differ from the urban professionals and international buyers who dominate Sliema.

For Gozitan sellers and developers, the widening gap means Gozo becomes a relatively more attractive option for buyers who look to the island as a fallback. That could gradually shift investment and population flows towards the island, particularly among first-time buyers or those working remotely who are less tied to the Sliema area. For Sliema itself, sustained high prices can push long-term residents further from the centre.

Families, older owner-occupiers and lower-income renters face that pressure acutely. The broader Maltese property market has held up in recent years. Sliema sits at the high end of the mainland market and the distance between its pricing and Gozo's is wider than it was.
